Top Tips - Selling and Marketing your Cyprus Property
The first thing to remember is what you are doing. You are SELLING your house or RENTING OUT your Cyprus property. Look at your Cyprus property marketing from a 'How others will see it' point of view. Not always easy, but to get the BEST PRICE you should try to be objective.
Spring clean the house (and pool if you have one) to make sure it is looking its best and attend to all the 'I'll do it later' jobs. As with all types of sales, you'll have to make the first impression count. The first impression is the one they get as they drive up to your home. Make it a good one! You are saying 'BUY ME' and looking to maximise the amount you can get for it.
For advertising Cyprus property, make a note of all the key points:- Pool, private parking, A/C, garden, facing direction (where you get the sun), balconies, terrace, fitted kitchen, furnished or unfurnished, room sizes etc.
If you have holiday apartments to rent out in Cyprus describe the area you live, how far from shops, your local tabernas and restaurants, closest beach, nearest village/town, coastal or maybe mountain location, the views, distance to nearest airport.
Have a list ready of the size of the rooms, including window and patio door sizes (for curtains) and include any fixtures and fittings that are included. Include the items in point 1.
How much do you want to sell or rent it for it for? Make sure your own assessment or valuations you receive are accurate. Check other similar properties out to see what they are being marketed for. Also make sure you know what your legal costs are likely to be.
Give viewers time to look around on their own, but be on hand to answer any questions they may have. Offer them a cup of tea/coffee.
Consider all offers carefully. If the price offered is under what you are looking for, you can always wait. Never look to be in a hurry to sell/rent. That will make getting the full price more difficult.
Be prepared to accomodate viewers when it's convenient for them if at all possible. With many properties to choose from, they can always look elsewhere.
Don't write a book! Keep information relevant and to the point. As mentioned before, think about what YOU would look for if you were hoping to buy or rent a property in Cyprus.
